Pre-Construction Design & Planning

• Planning-Only (No Commitment): Paid design support without committing to construction
• Letter of Intent: Reserve a construction start date with BVM, pending final deliverables
Outcome: Fully coordinated designs prepared for zoning and permit approvals.
Permit Coordination & Fixed-Price Finalization
• We complete engineering, interior design coordination, subcontractor input, and value engineering to lock in the project scope.
Outcome: A fully defined scope and fixed-price construction budget.
Construction Contract Signing
• We don’t ask for major deposits or commitments before a fixed price exists. You sign only when the scope, budget, and expectations are locked.
Build
• We execute the project on a defined scope, budget, and schedule—no surprises, no guesswork.

Depending on the scope of work, type of home addition, and a few other factors this duration can vary significantly. With BVM, we complete home additions anywhere between 3-9 months, with more comprehensive home additions usually coming in between 5-8 months. We find that the best-executed home additions are planned at least a year in advance of starting the project. The more time you can spend planning your home addition the less stressful the project will be when it starts, so do not underestimate the planning phase! We usually work in the design and planning phase for our home addition projects anywhere between 8 to 24 months in advance, sometimes even further out depending on how many constraints the property presents.

Yes! They are actually preferred in the beginning stages due to the speed that we can gather information versus on-site consultations. We are usually booking on-site consultations 3-4 weeks in advance, versus virtual consultations which can usually be booked within 7 business days. We complete virtual consultations before site visits so that we can make sure that the home addition you want to complete can be done within your budget and property constraints. Our goal is to know with more certainty that you can complete your desired home addition prior to completing a site visit, it allows us to have a more meaningful conversation once we get on site.
For home additions, we almost exclusively work with growing families who value proper planning and comprehensive home addition costing.
