The problem
Vague estimates. Premature commitments. No transparency.
In the early days — when you're just trying to work out whether adding on even makes sense for your home and your family — no one will give you the full picture. So families do one of two things: stall for years, or spend $15,000–$30,000 on drawings for a project that may never turn out to be feasible. Money you don't get back if the answer is no.
We've deliberately flipped that on its head. Before you commit a dollar to construction, our Design & Feasibility Sprint gets you every piece of information you need to confidently decide what to do next — even if that turns out not to be a home addition.
The offer
Everything you need to make a confident, fully-informed decision about your build — designed, costed, and de-risked before you commit to construction.
The Design & Feasibility Sprint is a flat $5,000 + HST — credited in full toward any home-building project you go on to build with BVM. This pricing applies to home additions with a total above-grade area of 2,000 sq ft or less (including your existing above-grade square footage); larger projects are quoted individually. You receive $15,000 of design, planning and feasibility work to make a confident, fully-informed decision before you commit. All designs and drawings remain the property of BVM Homes.
What the Sprint is — and what comes next
The Sprint is the minimum design and feasibility work needed to determine whether your project will truly work for your family — so you can make the most informed decision before committing. It does not cover the full design process: consultant fees (structural, HVAC, etc.), further interior design, survey, City permit and Committee of Adjustment fees are separate. Before you commit to anything, we give you the full picture of the remaining design, planning and construction costs — so you know your total investment up front.
Your $5,000 is credited toward any home-building project you go on to build with BVM. And The Constructible Design Co. is a service of BVM Homes — one team, one point of contact, not a separate company.
How it works
A 2-minute application below. We read every one personally and reach out to families who are the right fit — this isn't a form that disappears into a call centre.
A 30-minute intro session, followed by an hour-long deep dive into your project's scope and needs — completely free to qualifying families. We help you understand the budget your project will really need, and we won't proceed to Step 3 unless we can confirm it's both constructible and within that budget. That's our Constructible Design Guarantee.
Our design team creates your custom preliminary plans and 3D rendering, confirms it can be built, and delivers a fixed-price budget you can trust.
Move forward and your full $5,000 is credited to the build. Or walk away with a complete design and a real budget — the clarity most families never get.
Why families choose BVM
Using our detailed database of past home addition projects, we're one of the few Toronto home builders who can give you an accurate budget before a single drawing is made.
The number you sign is the number you pay. No cost-plus. No surprises. No "we'll figure it out later."
The Constructible Design Co. is BVM's in-house design service — not a separate company — so design and budget are in constant conversation from day one.
We'll tell you to move if moving is the right call — even though it costs us the project. That's how much we play the long game.
We will not progress to design unless we can confirm your project fits your budget. We'd rather fail fast than waste your money.

Stay or move?
Land transfer tax, agent fees, the bidding war on a bigger house 30 minutes further out, pulling the kids from their school, leaving the street you love. Most families run this math imperfectly — with the real numbers missing.
Your Discovery Call includes an honest Stay vs. Move breakdown for your situation. Sometimes the answer is to move. When it is, we'll say so — because a family helped honestly always comes back.

A message from the Meagher family
My father, Vince, founded BVM in 1997. In 25+ years and 100+ additions, we've watched the same thing happen to good families over and over: they can't get a straight answer, so they give up — or they get burned by someone who gave them a cheap number that wasn't real.
We built The Constructible Design Co. inside our construction company so that design, budget and buildability finally talk to each other from day one. The Design & Feasibility Sprint is how we prove it to you before you're asked to commit to anything.

Apply
Takes about 2 minutes. There's no obligation, and no cost to find out what's possible. We review every application personally and reach out to families who are a strong fit.
We design and build across Eastern Toronto, Scarborough, East York, North York, The Beaches, and the Durham region.
Questions
Because we only take on a limited number of builds each year, and families who complete the Sprint almost always build with us. We'd rather do the design and budget work properly up front than hand you drawings you can't act on — so we price the Sprint well below its value and credit every dollar to your build. If you proceed, it costs you nothing on top of your project.
The $5,000 isn't refunded — but you keep a complete preliminary design, a 3D rendering, a feasibility answer and a real fixed-price budget: the clarity most families never get. The plans and designs remain the property of BVM Homes. If you do move forward, every dollar is credited to your build.
No — that's the whole point. Most families come to us with a lot, a Pinterest board and a dream. We supply the real numbers and the feasibility answers before you spend anything on design.
It's the ideal time. Great additions take 4–16 months of planning before construction. Starting now for a 2027–2028 build is exactly how the smoothest projects happen.
A deliberately small number each cycle — it's how we protect quality, communication and our fixed-price promise. That's why we review every application personally rather than booking everyone automatically.
